I am looking into buying a buell xb12 or 9. I've seen a few 03' models for sale with 20K plus miles. What concerns should i have? and can a HD motor be trusted well over 20K?
Plenty of people have ridden them up to 20k miles without a single problem, but I've also seen plenty of them for sale with a lot less miles than that, so you should just keep waiting if it's something you're concerned about. I just picked up my 03 9S for $3200 with only 3400 miles on it. They pretty close to the same bike, but the older ones definitely come with a lower price tag.

The Motors themselves are reliable and 20K miles isn't bad at all.
bought my old Xb9 with over 20K on it... around 30K the stator went out, but it was an 03. The guy I sold it to still rides it every day. I sold it with over 32K miles on it...as long as maintenance is kept up, should last a while
